Hurricane · Washington County
Building a custom home in Hurricane.
Sand Hollow out the back door, Zion half an hour east, and more room per dollar than anywhere else in the county. Here is what living here is like, and what building here involves.

Hurricane
Nearly three times the size it was in 2000, and still the place in this county where a lot comes with room around it.

Two reservoirs, minutes from the house.
Sand Hollow sits directly south of town, turquoise water against red sandstone, with boating, paddling, fishing and cliff jumping off the north side. Quail Creek is a few minutes north.
This is the reason a boat and a trailer are normal here, and the reason garages get designed around them.

153 miles of trail inside the city.
The Hurricane Cliffs system, Gooseberry Mesa slickrock and the old Canal Trail all start close to town. Sky Mountain, Sand Hollow and Copper Rock are the local courses, and the city counts nine inside a twenty minute radius.
- Sky Mountain, the city course, walking distance from several neighborhoods
- Sand Hollow Resort, 18 holes plus a 9 hole links course
- Copper Rock, a few minutes north

Half an hour to the park, twenty five minutes to town.
SR-9 runs east through La Verkin and Springdale to the south entrance of Zion. St. George is about twenty five minutes the other way, so the hospital, the airport and the university stay reachable without living in the middle of them.
Downtown Hurricane keeps its own centre along State Street, with the heritage park and Peach Days every Labor Day weekend.
Why build here with Sagestone
Houses here get designed around what you park in them.
A Hurricane build is usually a recreation house before it is anything else. That changes the plan, and it changes it early enough that it has to be decided in the first design meeting instead of the fourth.
Garage depth first
A boat, a side-by-side and a truck do not fit in a standard bay. Depth and door height get set before the footprint is fixed, because moving a wall later is expensive.
Where the toys live
RV parking, a dump station, a wash bay, power at the pad. All of it is cheap to plan and costly to add.
Outdoor living that works in July
Shade orientation, covered patio depth and where the west glass goes. It runs past a hundred here for weeks, and the back of the house is where you live the rest of the year.
The lot, priced first
Flatter ground here than most of the county, which usually means less site work. Sagestone prices your parcel before design begins either way.
Bring the parcel number and a rough budget. You get a read on what the lot supports and what building on it costs, before you commit to anyone.
Permits and review
Two possible reviewers.
Hurricane City
Permits, inspections, zoning and setbacks, with its own fee schedule and its own review times. Most of the newer subdivisions also carry architectural standards, and that approval comes before the city application.
Washington County
Parcels beyond the city boundary are reviewed by the county instead. Different department, different process, different fees. Confirm which side of the line a lot sits on before you buy it.
Sagestone handles the submittals either way.
Around the city
Where people are building.
The feel changes a lot as you move across Hurricane, and so does the ground and the price.
Questions about Hurricane
Questions? Let’s start here.
Here are answers to some of the questions we hear most often. If you don’t see yours, give us a call. We’re happy to talk it through.
Is it cheaper to build in Hurricane than St. George?
The house costs about the same. Land usually costs less and lots often run larger, and flatter ground means site work tends to come in lower. That combination is why a given budget buys more here.
Can I build a big enough garage for a boat and a side-by-side?
Yes, and it belongs in the first design meeting. Bay depth, door height and where the RV pad sits change the footprint, and changing a footprint after framing costs far more than drawing it that way to begin with.
Does Hurricane have its own building department?
Yes. Hurricane is its own incorporated city with its own permits, inspections, fees and review times. Parcels outside the city limits go through Washington County instead.
How far is everything?
St. George is about twenty five minutes west. The south entrance of Zion is roughly half an hour east on SR-9. Sand Hollow is minutes south and Quail Creek is minutes north.
Can I use the house as a short-term rental?
It depends entirely on the subdivision and the city zoning that applies to it. Sand Hollow Resort is known for allowing it. Confirm the rules for a specific parcel before you buy, because it is not a city-wide answer.
How long does a build take here?
About ten to twelve months from the date of contract.
