Custom home building
Your custom home. Your place in Southern Utah.
If you already own a lot or want to choose one of ours, Sagestone helps bring your vision to life, with personal guidance from the first planning conversation through construction, move-in, and your warranty year.
What custom means here
Your home starts with your lot.
Your lot’s slope, soil conditions, views, and sun exposure all help shape your home’s design and budget. Understanding those details early helps you make informed choices from the start.
At Sagestone, we review your property, explore design requirements, and help you understand anticipated site preparation costs before plans take shape. That gives us a clear starting point for a home that makes the most of your lot and works with your budget.

Production or custom
Where a custom build goes further.
A production build is a proven way into a quality home, with a tested plan, a clear price, and a quicker start. A custom build with Sagestone brings the same care and shapes every part of the house around you and your lot.
| A production build | A custom build with Sagestone | |
|---|---|---|
| The plan | A proven plan, with a set of elevations to choose from | Drawn with our design team for your lot and the way you live |
| Selections | Curated packages that keep the choices simple | Pre-priced selections or your own, priced as you choose them |
| The lot | A lot in the builder’s community, ready to build on | Your lot or one of ours, with site work priced from a study of that parcel |
| Changes | Kept to a set window, which keeps the schedule quick | Possible, with the cost and schedule effect explained before the work happens |
| Who you talk to | A sales team, then a warranty team | The same team from the first meeting through the warranty year |

A note from Sagestone
We’d love to build your home.
Thanks for taking a look at Sagestone. My family has been part of St. George since the 1930s, when LB Jennings opened a lumber company here. We still live here, and a lot of the people we build for end up being our neighbors.
Building a home is a big step, and we try to make it an easy one. You’ll have a project coordinator with you from the first meeting until you get your keys, and our team takes care of the subcontractors, the city and the schedule. That leaves you free to focus on making the house yours.
You’ll always know where things stand. You’ll know what your home costs before we start building, and if anything changes, we’ll tell you first and explain why.
When you’re ready, we’d be happy to sit down and talk it through.
Common questions
Questions? Let’s start here.
Here are answers to some of the questions we hear most often. If you don’t see yours, give us a call. We’re happy to talk it through.
How long does a custom home take?
About ten to twelve months from the date of contract.
Do I need to own a lot before calling?
No. If you own one, bring the parcel number and you get a read on what it supports. If you are still looking, Sagestone can walk lots with you and flag what will be expensive to build on before you buy.
Can I build from out of state?
Yes! Many of our clients build with us from out of state. Regular updates through Buildertrend, an online schedule, and a dedicated point of contact keep you connected throughout your build. If the schedule changes, we’ll explain what’s changed and what to expect. You’re always welcome to visit, but you don’t need to be here to stay involved.
Who deals with the HOA and design review?
Sagestone does. Submittals, revisions and the committee correspondence are handled as part of the build. Communities like The Ledges publish standards on height, materials and lighting, and the plan gets drawn to meet them the first time.
What happens after we move in?
The warranty runs one year from the certificate of occupancy, handled by the same crew that built the house. Items get submitted through Buildertrend, so each request carries a date and a record.

Bring the lot. Or bring the question.
A parcel number and a budget range is enough to start. You get a straight read on what the lot supports and what building on it takes, before you commit to anyone.
