Where we build
Six communities across Southern Utah.
The Ledges, St. George, Washington, Ivins, Santa Clara and Hurricane.
Coverage
Sagestone builds across Washington County, Utah.
Ground, design review and permitting change from one city to the next. A plan that works on a flat parcel in Washington can cost tens of thousands more on a bench lot in The Ledges, and the building department is different in Hurricane than it is in Ivins.
Each page below covers what building in that community involves: what excavation runs into and which standards apply.

Bench lots above Snow Canyon, long views, dark-sky standards, and a design review process with real teeth.

The county seat. Older downtown lots with mature trees, and newer benches where depth to bedrock drives the site work.
Building hereFlatter parcels climbing toward the Red Cliffs, which keeps excavation simpler than most of the county.

Under Red Mountain, next to Snow Canyon and Tuacahn. Lava fields, red sand, and the strictest design standards in the area.
Building here
Older streets along the river with established trees. Ground is limited, so most work here is infill or a rebuild.

Larger parcels near Sand Hollow and the road to Zion, with its own building department and its own fee schedule.

Close to everything the county offers, wherever you build.
Most of the county sits within twenty minutes of St. George, so the hospital, the airport and Utah Tech are close from every community on the map. Zion, Snow Canyon, Sand Hollow and the Red Cliffs are all inside an hour.
Summers run past a hundred degrees for weeks, and winters stay mild enough to golf through. That climate shapes the house: shade on the west side, covered outdoor space, and landscaping built around water.
Review and permitting work differently in each community. Select a marker on the map above to see what building there involves.
