A Sagestone custom home in Southern Utah

Building from out of state

Building in Southern Utah while you live somewhere else.

What arrives and how often, which decisions get made without a plane ticket, and when a trip earns the flight.

The real problem

Feel connected, wherever you’re building from.

Building a home from out of state should be exciting, and clear communication helps you feel confident along the way. You deserve to know how your home is progressing, what’s coming next, and when a decision needs your attention.

At Sagestone, regular updates, photos, and an online schedule keep you involved wherever you are. When questions or challenges come up, we talk through them with you so you understand the options and next steps.

Down the street or several states away, you’ll have a team you know and a dedicated point of contact throughout your build.

What arrives, and when

You will not have to ask for an update.

Selections

Most choices do not require a flight.

Selections are the part people assume they have to be here for. Nearly all of it works at a distance, provided the material reaches you and someone is on a call while you look at it.

  • Physical samples shipped to you, not photographs of samples
  • Video calls from the showroom floor with a person holding the piece
  • A written selections sheet, so a choice made in March is still documented in September
  • Renderings before framing, when a change still costs an afternoon

The choices that genuinely benefit from being here are few, and they get grouped into one trip instead of scattered across five.

Visits

Three trips that earn the flight.

Come as often as you like. If you are choosing a few trips carefully, these are the three where being here changes the outcome.

Walking the lot

Before design

Standing on the parcel tells you things a survey never will. Where the sun lands in the afternoon, what the view does from the back corner, how loud the road is.

The framing walk

Before drywall

Rooms read differently at full size than on a plan. Moving an outlet, widening an opening, or adding a window is straightforward here and expensive a month later.

The final walkthrough

Before closing

The punch list gets built with you in the house. Items get seen, agreed on, and written down together instead of described over a phone.

St. George Regional Airport sits fifteen minutes from downtown, with connections through several western hubs. Las Vegas is the other common route in, about two hours by car.

Questions from a distance

Questions? Let’s start here.

Here are answers to some of the questions we hear most often. If you don’t see yours, give us a call. We’re happy to talk it through.

Do I need to be in Utah to sign anything?

No. Contracts and selection sheets are handled electronically, and a remote notary covers anything that requires one. Your lender may have its own requirements, and those get confirmed early so nothing surprises you at closing.

How do I know the work matches the photos?

Photo sets are taken from the same vantage points each time, so sets stack up against each other. The pre-drywall record covers framing, waterproofing, and mechanical work before anything gets covered, and that file goes to you.

Can someone local check on the house for me?

Clients sometimes bring in a third-party inspector at framing and again before closing. Sagestone schedules access and works through their findings the same as any punch item.

What happens at closing if I cannot travel?

Closing can be handled remotely through the title company. The final walkthrough is the one step where being here helps most, and it gets scheduled well ahead so a trip can be planned around it.

Can I buy a lot before I move?

Many clients do. Sagestone can walk lots on your behalf and flag what will be expensive to build on before you commit, which is the part that is hardest to judge from photos and a plat map.
